Project Introduction
Strategy and Development
The reason for purchase was lack of good quality main road frontage industrial units available between 3,000-6,000 sq ft. The market in recent years has produced a lot of smaller new build units but we identified a niche in the market for mid-sized units. Following acquisition, the strategy focused on a comprehensive refurbishment programme designed to bring the site up to modern industrial standards.
Refurbishment Works
The project involved an extensive modernisation programme, comprising of full internal and external refurbishment and repainting of all five units. To drive efficiency LED lighting was installed throughout the interior and exterior, alongside upgraded electrical systems. Safety remained a priority, with the implementation of new emergency lighting and exit doors, while operational functionality was improved through the full refurbishment of 5.5 m high shutter doors.
Site Improvement
Significant site improvements were also undertaken, including professional landscaping to enhance kerb appeal, as well as the installation of new yard drainage and fencing. The internal space was strategically restructured to provide flexible accommodation, splitting the original 23,069 sq ft into five individual units ranging from 3,150 sq ft to 4,246 sq ft, ensuring the site meets a variety of modern business requirements.
Challenges & Needs
While the project was initially intended for Harlaxton Estates’ long term rental portfolio, the exceptional quality of the refurbishment generated significant market interest, prompting a shift in strategy to meet local demand. This market agility was evidenced when a previous investor, recognising the inherent value of the secure 1.065-acre site, moved to acquire the asset in its entirety to expand their Newark-based commercial portfolio.
The resulting sale was successfully completed in December 2025, just four months after the initial acquisition underscoring the robust demand for high specification industrial accommodation in the region. As the eighth major project delivered by Harlaxton Estates in Newark, Denham Court reinforces the company’s steadfast commitment to the local economy and its role in providing the high quality infrastructure necessary for businesses to thrive.
Outcome and Benefits
The development delivered five modern units offering a combination of warehouse accommodation, mezzanine floors and dedicated office and reception space, most notably within Unit 5.
Benefitting from a secure yard, generous on‑site parking and close proximity to Newark Northgate railway station, providing direct rail connections to London in approximately 1 hour and 20 minutes, the site is ideally suited to logistics and trade counter occupiers.
The successful repositioning of Denham Court has enabled new commercial opportunities within the area, supported by excellent transport links to the A1, A46 and A17.
